Why Chateau Estates is different from the rest of Kenner
Chateau Estates is a mostly-1960s and 1970s subdivision of custom single-family homes built around the Chateau Golf & Country Club. The lots are large, the trees are tall, and a lot of the original hardware is still on the doors — Weiser, Kwikset and Schlage models from before the standard-grade era started in the 1980s.
Three things about the neighbourhood that matter for locks:
- Fifty years of slab settlement. Kenner soil sinks 0.2 to over 0.8 inches a year and Chateau Estates has had time to accumulate it. Doors that used to close with a click now catch, deadbolts that used to throw smoothly now stick. Half the calls we get from Chateau are frame alignment, not lock replacement.
- Grand entry doors. A lot of the original front doors here are heavy oak with mortise or multi-point hardware — more repairable than 1980s Grade 3 knobs, but you need someone who knows mortise service. Do not let anyone rip out a mortise lock without at least trying to rebuild it.

My deadbolt in Chateau Estates won’t throw all the way. Do I need a new lock?

Yes, almost always. Mortise locks are built to be rebuilt and the parts inside are usually standard. Full service and repair runs $165 to $395. Do not let anyone rip out a working mortise and fit modern Grade 3 hardware — the antique is stronger and better fitted to the door.
I just moved in and want to rekey everything. Cost?
